A principal benefit of membership in AUSPL is that AUSPL members can purchase insurance for their buildings through the AUSPL Insurance Program (the “Program”).  Under the Program, AUSPL gives its members access to property, casualty and liability insurance coverage on favorable terms for their post office properties.  For instance, the Program’s casualty insurance coverage is on a “replacement cost” basis, which means an owner whose building is destroyed can count on having sufficient insurance proceeds to rebuild the building for USPS occupancy.  Moreover, coverage is available under the Program for stand-alone post office buildings without specialized underwriting.  In addition to its convenience, the breadth of the Program means risk is spread in such a manner as to permit the Program’s underwriter to offer the Program’s extensive coverage for premiums that are uniquely affordable.

 

In addition to the primary AUSPL Insurance Program, AUSPL has also established a companion insurance program (called “Main Street”) for buildings owned by AUSPL members that are not eligible to be insured within the Program.  That could be because the buildings in question are commercial properties other than post offices, or because they are post offices located in a strip center.  Coverage under the Main Street insurance program has somewhat more extensive underwriting requirements and offers somewhat different coverage than the main AUSPL Insurance Program.  But, through the Main Street insurance program, AUSPL is now able to offer its members the convenience of “one stop shopping” for insurance for all of their commercial property investments.

As its premier event for members, AUSPL hosts an annual Members’ Conference.  The Conference is the perfect place for postal lessors to network with fellow post office building owners, meet leaders in the postal community and gain insight and knowledge that is an invaluable tool in their ownership and management of their post office facilities.  Conference offerings include educational workshops exploring the ins and outs of postal leases and lease negotiations, building maintenance, enforcement of the terms of postal leases and similar topics important to postal lessors.  In addition, the Conference features outstanding presentations from members of Congress, USPS leaders, AUSPL’s representative in Washington and AUSPL Board members and senior staff.  Finally, exhibitors at the Conference give attendees access to a broad range of professionals who can assist with ownership and management issues such as buying and selling, financing, lease negotiations and maintenance.

AUSPL works tirelessly in Washington D.C. in support of the interests of postal lessors.  Following the recent passage of The Postal Service Reform Act of 2022, AUSPL’s Board members, staff and representative in Washington D.C. will continue to meet frequently with Congressional leaders to ensure the issues facing postal lessors are known to legislators and receive due consideration.  In support of those efforts, AUSPL sponsors “Hill Day,” which gives AUSPL members the opportunity to travel to Washington and meet with Senators, Representatives and their staff to reiterate the importance and value of the post office leasing program.  By participating in “Hill Day,” AUSPL members communicate as constituents with legislators in ways that can be more meaningful and persuasive than mere meetings between legislators and AUSPL’s staff.

In addition to “Hill Day,” AUSPL has created a political action committee (AUSPL PAC), which supports the campaigns of Congressional members who understand the importance of the USPS, and the importance of the postal leasing program in supporting the mission of the USPS.  Through the donations of AUSPL members, the AUSPL PAC is able to thank members of Congress for their consideration of the issues important to AUSPL’s members.

To further the interests of AUSPL’s members, AUSPL Board members and executive staff members meet and work closely with USPS management personnel who oversee the postal leasing program.  In addition,  AUSPL gives its members insight into the workings of the USPS and its facilities department by promoting the attendance of senior USPS personnel at functions sponsored by AUSPL, including the annual Conference. By fostering these relationships, AUSPL seeks to ensure that, as much as possible, the mutual interests of the USPS and postal lessors form the basis of USPS policy regarding the postal leasing program.  For example, AUSPL  provided significant input from the standpoint of lessors as the USPS revised its postal lease forms.

As a part of its ongoing efforts to ensure that AUSPL members have the tools they need to successfully manage their post office investments and deal with the USPS, AUSPL provides members with a variety of informative and educational newsletters, handouts and news articles in print and online.   All materials are designed to meet the needs of members and provide valuable insight into such topics as lease negotiations, building maintenance, involving future family generations in building management and current financial, policy and legislative matters relating to the USPS.  AUSPL provides such tools through periodic publications and topical mailings, and through its state of the art website.

AUSPL offers Regional meetings designed to give small groups of 35-50 members access to information and experts on a variety of subjects.  These meetings cover lease negotiations, insurance, maintenance, how to work with the USPS and EMCOR, and legislative insights.

AUSPL has both a public Facebook Page, and a Group Page  exclusively for members of AUSPL.  On this page, members can get answers to their questions, helpful hints on postal facility management, and interesting information on facilities across the country and other trivia.
