      A broader understanding and reflection of investments and financing of not only PostOffices, but other government facilities. One of the 2015 break outs touched on a broader spectrum of these opportunities.

      I would like to learn what is the post offices strategy to compete in the modern world and increase their business. I would like to learn how professional looking post offices fit into that strategy and what the postal service and the lessors and do together to have our facilities fit into that plan.

      I have not yet attended an AUSPL convention, but plan to attend in Atlanta. I would like to learn more about my responsibilities and liabilities as a lessor. I look forward to all of the sessions to increase my overall knowledge

      The importance of seeking a professional representative for negotiation with the CBRE. In my case for example, the commission of 3% has been reduced to 1% to CBRE and 1% to the representative with a substantial rent increase to meet fair market value. Also the month of free rent has been denied as well as rent reduction and a minimal rental renewal option. My hope is that with further discussion of this matter, more lessors can be empowered to negotiate.

      For those with full maintenance rider in lease contracts, what recourse (legal or other) is available where USPS does not perform needed maintenance (required of USPS under maintenance rider) and damage to property results? And, what methods or steps should be taken to protect the landlord’s rights and document USPS failure to perform.

      USPS has not made repairs. Lessor made repairs and sent letter demanding reimbursement, setting a 60 day deadline. What administrative procedure is available to collect? USPS is ignoring all efforts for reimbursement.
